Up until a short time ago, there was no housing to speak of in the Financial District. It was all business, but now there are quite a number of buildings along the harbor and they have quite a variety for you to choose from.
The Financial District is where Manhattan began. Back in the 1600’s. everything north of the Financial District was far land. Just imagine cows grazing where Greenwich Village is now.

Although the Financial District is mostly buildings, there are some green spaces. Battery park right at the foot of Manhattan is not only a park, but the place where you get the ferry to the Statue of Liberty and Ellis Island. The Parks Department is currently working on creating and up dating some of the smaller parks in the area.

Lets take a look at what real estate is available today in the Financial District of Manhattan. Everything is either condo or co-op with more condos. As you can see, there is a big differential in the prices in each category. There are several reasons for this. One of them is sq. footage. The lower priced studios, for instance, will be under 600sq feet while the more expensive of them will be large enough to create a separate sleeping area. A two bedroom can be either 4 or 5 rooms, with the 5 room ones having a separate dining area or room. This is the one thing you must ask when you look at any real estate, get the accurate sq. footage.

Another consideration is the floor the unit is on. The higher up you go, the better the view, the more expensive. You can look at the same unit on 4 or 5 different floors in the same building and get a different price on each one. Decide if the view is important to you. You might be able to get a larger unit on a lower floor for close to the same price and in some cases even lower.

This is why you should make a list of what is a have to have and what is a want to have. Look for the unit that has your have to haves and if some of the want to haves are there, all the better. Take a look at everything available in your price range, even if it has one bedroom less or more that you want. The more you see, the more knowledge you have and in buying real estate, the more knowledge the better.

These listed here are the high and low end in each category. Of course, there are many priced in between. Buying real estate is one of the most important decisions you will ever have to make, but when you walk into the place that was meant to be yours, you will know it.
